RENT INCREASES & EVICTIONS:
The temporary rent cap and eviction moratorium protections brought in by the Cost of Living (Tenant Protection) Act 2022 ceased to apply from 1st April 2024.The new temporary measures for allocating rent increases can be found here: https://www.legislation.gov.uk/ssi/2024/89/contents/made
It’s the law that you must give your tenant at least 3 months’ notice before you charge them a higher rent.
If you’re giving your tenant this notice by email or post, you’ll also need to give them 2 days to get it.

Remeber you MUST provide your tenant with a Notice to Leave before you can serve notice to evict and you MUST use one of the established 18 grounds as your reason to evict.
