The rent increase cap and eviction moratorium legislation ceased to apply effective from 1st April 2024!

If your Landlord wishes to apply a rent increase from this date, they must issue you with:

  • a rent increase notice on the correct form.
  • provide at least 3 months’ notice of when the rent increase will start.

Challenging an increase:

If a rent increase is too high, you can apply to a rent officer to make it more affordable. You must do this within 21 days of getting the notice.

There are different rules for Assured and Short Assured tenancies which you will usually have if you moved in before 1 December 2017. Your landlord must follow any rent increase rules written in your contract.

Evictions:

Remember, if your Landlord wants to evict you from your home, they MUST issue you with a Notice to Leave and they MUST use one of the 18 recognised grounds for eviction.
